This is an exciting opportunity to join Thirteen Group as their Director of Asset Optimisation. Reporting to the Executive Director of Development and Partnerships, the successful candidate will provide strategic direction on developing comprehensive asset and portfolio management strategies ensuring that the Group has a portfolio of homes and properties that are fit for now and the future.
Responsibilities of the role include:
- Develop, update, and embed asset strategy, including sustainability and decarbonisation approaches.
- Lead asset appraisal methodologies to assess portfolio value and performance; be the corporate owner of appraisal methodology.
- Collaborate with stakeholders to integrate option appraisals into business and financial planning.
- Ensure group's asset data is complete, fit for purpose, and accurate; work on long-term asset plans and statutory returns.
- Align option appraisal plans with safety standards, decarbonisation requirements, and government policy to create safe, sustainable homes.
- Manage stock disposals and acquisition activity, working with the wider business and external partners.
- Review and improve data collection, stock condition processes, and systems infrastructure.
- Lead corporate approach to sustainability and decarbonisation, informing long-term business and strategic planning.
- Monitor and report on areas of responsibilities to leadership team, committees, and Board; identify areas for service improvement.
- Improve outcomes in services to enhance satisfaction, customer experience, and housing standards, balancing safety with commercial viability.
- Contribute to the Group's Senior Leadership Team, delivering on strategic priorities and developing a values-led, high-performing, commercially driven culture.
Thirteen Group is looking to appoint a senior leader who has the following attributes;
- A proven track record of successful strategic leadership and direct management of colleagues within strategic asset management and portfolio operations.
- Detailed knowledge of mandatory legislation and regulations relevant to the service area.
- Proven ability to analyse and solve complex problems, alongside excellent programme and project management skills.
- Able to prioritise to achieve realistic targets, costs, and time deadlines, with a good understanding of value for money principles.
- A skilled influencer and negotiator able to communicate effectively with external stakeholders, customers, staff and Board members, including report writing and presentations.
- Well-developed business management skills and understanding of delivering an excellent customer-based service in a complex organisation with both social and commercial activities.
- Experience of bidding and producing tenders for contracts. Ability to recognise growth and establish sound strategies for acquiring and delivering growth streams.
- Ability to lead, inspire, motivate, and develop colleagues at all levels.
- A confident, independent, energetic, and visible leader and effective decision-maker.
