We are currently working on behalf of our client, one of the largest registered providers of supported housing working throughout East, West and Southwest London, for an experienced Head of Property Management.
This is a full-time 35 hours per week, 6-month fixed term contract and offers hybrid work with 1 or 2 days being carried out at home.
Successful candidates will have an enhanced DBS check carried out and must have a thorough understanding of management and delivery of property services including building safety in a social / affordable / supported housing environment and access to their own vehicle
Responsibilities will include:

Have lead responsibility for managing responsive repairs, estates work, oversight of planned and cyclical and building safety works and servicing to ensure compliance with statutory and regulatory obligations, though both in-house and external services

To develop a quality management system to ensure excellent quality, customer care and value for money across all service delivery as measured by Tenant satisfaction Measures, KPIs and resident feedback

To work closely as part of the Property and Places Management Team, and be individually and jointly accountable for the delivery of strategy, plans and performance targets as agreed, aligned to the strategic plans

To work in partnership with finance colleagues to prepare financial plans, budget setting and ensure effective and accurate budget management, including preparing monthly cash flow information, expenditure updates, service charge implications and budget forecasts

To work closely with the Planned and Cyclical Manager and Head of Health and Safety, and lead on the approach to procurement of responsive maintenance programmes and cyclical contracts, ensuring good governance, high performance and customer satisfaction and value for money

Direct, coordinate and plan essential services such as reception, security, building maintenance and compliance, empty property management (voids), housekeeping, cleaning, catering, waste disposal, recycling and grounds maintenance

Put in place an effective framework for the project management (continuous improvement), supervision and coordination of the work carried out by contractors and in house staff

Manage buildings within the portfolio in a manner that ensures a coordinated building safety approach.

Put together the building safety case reports for properties as required to obtain the building assurance certification.

Ensure the adequate management and timeliness of Fire Risk Assessments, Electrical Inspection reports, Legionella risk assessments, Gas Certificates, Loler inspections, and Asbestos surveys and re inspection
