Reporting to: Regional Director
Responsible for: Designated Residential and Lettings Staff
Purpose:
Grow the largest active market share in the area.
Maximize branch profit, exceeding budgeted income for residential, lettings, and third-party lines.
Achieve and surpass personal and branch targets.
Key Accountabilities:
Performance against key activity targets, including business creation, client visits, and conversions.
Operational adherence to audits, brand guidelines, and client standards.
Staff development and third-party income generation.
Key Responsibilities
Achieving Budget:
Meet or exceed personal, team, and third-party financial targets.
Drive market share growth regardless of market conditions.
Lead as the primary Client Visit generator and instruction taker.
Ensure high conversion rates for market appraisals to full-service instructions.
Develop and execute detailed plans for Client Visit generation.
Monitor and enhance branch performance in underperforming areas.
Manage branch expenses within budget.
Management & Business Structure:
Adhere to and implement company systems, policies, and business priorities.
Maintain high client service standards and ensure consistent client communication.
Lead daily and weekly meetings to focus on key activities and targets.
Protect call time and ensure all team members meet call activity targets.
Ensure compliance with marketing and CPR guidelines.
Staff Management:
Set and review negotiator targets regularly.
Conduct weekly/monthly staff performance reviews and provide coaching as needed.
Ensure staff focus on maximizing opportunities, including multi-service offerings.
Manage staff schedules, records, and NG performance records accurately.
Maintain high standards of staff interaction, presentation, and behavior.
Compliance:
Ensure adherence to equal opportunities, health, safety, and security policies.
Maintain branch and staff appearance and behavior according to company standards.
Follow HR policies and data protection guidelines.
Comply with industry regulations and secure necessary qualifications.
Ensure full compliance with brand guidelines and company standards.
Authority Required: Authority from the relevant line Director is required for actions related to:
Recruitment, dismissals, or disciplinary measures.
Changes in staff remuneration, benefits, or work patterns.
Expenditures beyond the pre-agreed budget or outside company-approved systems.
Any external communication or marketing initiatives not pre-approved.
