A prominent contractor seeks a highly skilled Commercial Manager to oversee the financial and commercial aspects of a high-value luxury residential schemes in the London area valued from £20m to approximately £60m. Projects range across New build, structural / fit out and internal fit outs. The Commercial Manager’s role demands a professional with extensive experience in managing costs, contracts, commercial relationships and people management to ensure the projects remain within budget and on schedule.
Commercial Manager’s key Responsibilities

Cost Management: Monitor and control project costs, ensuring financial targets are met. Prepare detailed cost reports and forecasts.

Contract Management: Oversee all contract-related activities, including the drafting, negotiation, and administration of contracts with clients, subcontractors, and suppliers.

Budgeting: Develop and manage project budgets, ensuring all financial aspects are meticulously planned and tracked.

Risk Management: Identify and mitigate commercial risks, ensuring robust risk management processes are in place.

Stakeholder Management: Maintain strong relationships with clients, subcontractors, suppliers, and other stakeholders. Address any commercial issues promptly and effectively.

Variation Management: Handle project variations and change orders efficiently, ensuring all changes are documented and accounted for financially.

Procurement: Lead procurement activities, ensuring materials and services are acquired at competitive prices while maintaining quality standards.

Financial Reporting: Produce accurate and timely financial reports, including cash flow forecasts, cost reports, and profitability analysis.
