Property Manager – Residential Block Management Experience Essential… this position is for an experienced block manager to both oversee a portfolio of high-quality period style and modern West End residential buildings and to manage a portfolio via external managing agents. It’s essential that you have run a portfolio of residential service charge blocks (360 degrees) which includes confidence with budgets, overseeing section 20 major works, resolving arrears, dealing with licences to alter and communication with residents in a professional manner. THE ROLE:
- Manage a portfolio of residential service charge buildings with a proactive approach
- Oversee a portfolio of externally managed residential blocks ensuring a high level of performance from external managing agents.
- Lead quarterly meetings and onsite inspections ensuring the properties are well-managed and in line with H&S legislation and good practice
- Assist with the preparation and approval of service charge budgets ensuring year end accounts are produced in accordance with service charge legislation and communicated to residents in a timely manner.
- Oversee and progress any disputes, insurance claims, arrears, licences to alter/assign and work with solicitors to progress resolve issues if required.
- Work closely with surveyors and consultants to ensure S20 major works are discussed and agreed with tenants ensuring high standards of customer service throughout.
- Assist the Director with any other aspects of property management.
ABOUT YOU:
- Extensive block management experience including service charge budgets, Section 20 notices and works, remedying arears and dispute resolution.
- Experience of managing similar portfolio acting as the lead
- A proactive approach and excellent customer service skills.
- Strong understanding of leases including service charge obligations and landlord and tenant covenants
- Confident with service charge budgets.
- Experience of managing and resolving complex property management issues.
- Experience of progressing and completing licences to alter and assignments of long leases.
- Experience progressing and completing insurance claims.
- Good understanding of Commonhold and Leasehold Reform Act 2002.
