Position: Hard Services Manager

Role Overview:
The Hard Services Manager will oversee the maintenance and operation of all building systems and hard services at our Cardiff site. The role requires strong technical knowledge, leadership skills, and the ability to manage a team of maintenance professionals. The Hard Services Manager will ensure that all facilities are maintained to the highest standards, ensuring safety, efficiency, and compliance with relevant regulations.
Key Responsibilities:
Operational Management:

Oversee and manage all hard services including HVAC, plumbing, electrical, and structural systems.

Ensure all equipment and systems are maintained and operated efficiently and effectively.

Develop and implement preventive maintenance programs.
Team Leadership:

Lead and manage a team of maintenance engineers and technicians.

Provide training, support, and performance evaluations for team members.

Ensure effective allocation of resources and manpower.
Budgeting and Financial Management:

Prepare and manage the budget for hard services.

Monitor and control expenditure, ensuring cost-effective practices.

Obtain quotes and oversee contracts with external suppliers and service providers.
Health and Safety:

Ensure compliance with all health and safety regulations.

Conduct regular safety audits and risk assessments.

Implement safety training and emergency response procedures.
Project Management:

Plan and oversee maintenance projects, upgrades, and renovations.

Coordinate with contractors and external vendors.

Ensure projects are completed on time, within budget, and to the required standard.
Compliance and Reporting:

Ensure compliance with all relevant legislation and standards.

Maintain accurate records and documentation for all maintenance activities.

Prepare and present reports on maintenance performance and issues to senior management.
Qualifications and Experience:

Recognised technical qualifications (C&G / NVQ)

Minimum of 5 years’ experience in hard services management.

Strong technical knowledge of building systems and maintenance practices.

Proven experience in managing teams and budgets.

Excellent problem-solving and project management skills.

Strong understanding of health and safety regulations.
