Maintenance Operative
As a member of the onsite team at a Build to Rent site in Brighton, your primary role involves carrying out both reactive and planned preventive maintenance (PPM) repairs. You are instrumental in ensuring that repairs are completed promptly, thereby enhancing the satisfaction of our residents.
Additionally, you will work closely with the Resident Services Manager to ensure the building remains compliant by conducting the necessary testing regimes. You are instrumental in ensuring that repairs are completed promptly, thereby enhancing the satisfaction of our residents.
Additionally, you will work closely with the Resident Services Manager to ensure the building remains compliant by conducting the necessary testing regimes.
Your responsibilities include performing routine inspections to identify and resolve building fabric issues. You will repair various components such as doors, windows, walls, ceilings, and floors, and respond quickly to maintenance requests and emergencies.
The role also requires you to work with a variety of materials, including wood, metal, and plastic, to undertake necessary repairs and constructions. You will engage in painting, decorating, and a range of DIY tasks to maintain the building's aesthetic appeal and ensure service levels are met.
A crucial aspect of your job is safety compliance. You will be responsible for identifying and addressing workplace safety hazards, ensuring that all maintenance activities adhere to relevant safety regulations. Participation in safety training programs and promoting a safe working environment are also key components of the role.
In addition to your hands-on duties, you will maintain accurate records of all maintenance activities, including repairs and inspections, as well as the usage of resources to ensure efficient operation. Effective communication is essential, as you will be expected to interact with team members, managers, and other stakeholders regarding maintenance issues and activities.
Providing feedback on the condition of facilities and equipment, and coordinating with other maintenance professionals, contractors, and service providers as needed, are also important aspects of the job.

Maintaining high levels of customer service is also critical, as you will be engaging with residents and encouraging positive feedback.
To be successful in this role, you should have extensive experience in fabric maintenance, a strong understanding of health and safety procedures (including COSHH, working at height, and risk assessments), and excellent customer relationship skills. You should be capable of understanding and interpreting technical drawings and instructions, and possess strong organizational skills for managing tasks and determining material requirements.
The position requires flexibility in working hours, with shifts scheduled 5 out of 7 days within the timeframe of 7 am to 7 pm. The salary for this role is £32,000, with the potential for up to a 10% discretionary bonus
