Repairs Manager - Up to £50,000 - North London
Imagine leading a team that ensures homes are well-maintained and while delivering an excellent service to their tenants, ensuring that repairs are promptly addressed. We are currently recruiting for an experienced Repairs Manager, you will oversee a team of dedicated team of Maintenance Coordinators, direct Labour, and partnering contractors.
Your Mission
You'll be the driving force behind the repairs and maintenance program. Guiding and inspiring your team, you'll ensure they deliver exceptional service while staying within budget. By analysing performance and issuing monthly reports, you'll continuously identify areas for improvement and work closely with the Senior leadership team to implement innovative solutions.
Key Responsibilities:
Team Leadership: Inspire and develop your team to excel, identifying training needs and addressing underperformance.
Performance Monitoring: Keep a close eye on KPIs, providing insightful reports to the senior leadership team.
Process Improvement: Regularly review and enhance department processes, policies, and procedures.
Strategic Planning: Anticipate future service challenges and craft strategies to overcome them.
Operational Oversight: Ensure accurate processing of Work Orders, Purchase Orders, and invoices, and manage the Voids program.
Compliance and Safety: Maintain health and safety standards in collaboration with the Head of Health & Safety and Compliance.
Budget Management: Prepare and manage a robust budget for repairs and maintenance.
Stakeholder Engagement: Stay updated on regulations and legislation, advising stakeholders accordingly, and ensuring a strong out-of-hours response process.
What You Bring
Leadership experience in reactive maintenance, ideally within a Housing Association or Property Management.
Strong technical knowledge of repairs and maintenance.
Proven ability to manage outsourced partners and internal resources.
Familiarity with decent home standards and Landlord H&S legislation.
Excellent communication, interpersonal, and administrative skills, with advanced proficiency in Excel and Word.
Desired Qualities
Membership in professional institutions like CIH.
Experience with social housing regulatory compliance, procurement, and contract management.
Background in working with vulnerable adults and communities.
Commitment to continuing professional development.
