A residential-led mixed-use real estate development company is hiring for a Head of Commercial.
The Head of Commercial / Commercial Director is responsible for the successful delivery of complex development projects from inception to completion. This role involves managing commercial aspects, internal and external teams, methodology, procurement, and budgets, supporting the internal Construction team.

LEADERSHIP QUALITIES:
You will provide leadership and mentorship to direct reports, ensuring they deliver results. You will serve as an escalation point for complex issues and ensure adequate support and removal of obstacles for your team. Additionally, you will promote a collaborative working environment across the project and the broader company teams.
SAFETY KNOWLEDGE:
You must adhere to and promote the Group’s health and safety standards and Incident and Injury Free (IIF) policy. This role involves conducting regular safety inspections and signing off on audits and feedback to the supply chain.
PRODUCT DEFINITION/DEVELOPMENT BRIEF
In this role, you will assist in developing the Project Business Plan and finalize Product Control Documents. You will oversee the selection, briefing, and appointment of design consultants and manage the commercial aspects of design development through meetings and workshops.
PROJECT MANAGEMENT
You will monitor the project master program concerning financial and delivery deadlines. Your responsibilities include preparing design and construction estimates and helping prepare and update project viability appraisals throughout the project lifecycle. Additionally, you will attend and chair progress meetings.
BUILD PROGRAMME
Your duties will include monitoring and reviewing building programs with Project and Site Managers. You will liaise with development and sales teams to ensure resource adequacy and optimize revenue generation. Ensuring quality control and standards of build through inspections and adherence to Building Warranty requirements is also a key responsibility.
BUILD COSTS
You will manage the commercial aspects of multiple projects, including budgeting, cost control, and financial reporting. This role requires conducting quantity surveying, cost estimation, and risk assessments. You will collaborate on project forecasting and financial planning, negotiate contracts, and manage project budgets to meet financial goals. Establishing and maintaining strong relationships with stakeholders, overseeing the resolution of commercial disputes, and ensuring site costs are controlled within budget are also crucial. You will review cost overruns and variations, working with consultants to achieve the best commercial outcomes.
STAKEHOLDER CONSULTATION
You will prepare regular progress reports and present updates as needed. Ensuring funding covenants are met during the project planning and execution stages is another key responsibility.
GENERAL DEVELOPMENT, COMMERCIAL MANAGEMENT
You will assist in developing and managing a development program consistent with the business plan. Preparing inputs for Project Viability Appraisals and monitoring project costs will be part of your role. You will liaise with the Finance Manager on financial reporting issues and prepare and present reports for various management and review meetings.
DEVELOPMENT STRATEGY
Your role involves contributing to the preparation of consistent Development Briefs and establishing project strategies and schedules. You will ensure development schedules meet planning, leasing, tenant, and funding requirements.
CONTRACT MANAGEMENT
You will be proficient in JCT D&B Contracts, ensuring timely preparation and rigorous management of contracts. Overseeing contract documentation and execution of contractual obligations will also be your responsibility.
TECHNOLOGY & INNOVATION
You will be proficient in using Excel models, cost control software, and BlueBeam Software for project scope measurement. Developing and maintaining CVRs in coordination with the Group’s Investment Manager and Employer’s Agent will also be part of your role.
Qualifications and Skills

Bachelor’s degree in Quantity Surveying, Commercial Management, or a related field.

Proven experience as a Senior Quantity Surveyor or Commercial Manager within the surface protection or related industry.

Strong knowledge of quantity surveying, cost control, and contract management principles.

Excellent negotiation, communication, and interpersonal skills.

Proficient in relevant software tools and applications
